Board to Join Community Associations Institute

The board has voted to register as a whole board with the Community Associations Institute (CAI).   In the past we could not sign up as a board, but had to pay individual memberships, which was cost prohibitive.  Recently, CAI has changed their membership fee structure and we are now able to join as a board for less than the cost of two former memberships. 

The mission of CAI is to: “Advance excellence through seminars, workshops, conferences and education programs.”  They publish the largest collection of resources available on community association management and governance; advocate on behalf of common-interest communities and industry professionals before legislatures, regulatory bodies and the courts; and conduct research and serve as an international clearinghouse for information, innovations and best practices in community association development, governance and management.  The board is looking forward to using the association’s expertise to better serve our community.


Management Meeting Reminder

 

Don’t forget to mark your calendars for the upcoming informational meeting on Monday, November 13, at 7:00 p.m. the Sugar Grove Fire Department.  You will have an opportunity to meet team members from MC Property Management Company and ask questions of the board and management staff.  Please contact Craig Gaska at craiggaskabwthoa@gmail.com if you have any questions.

 

Annual Meeting Packets Sent to Members

You should have received your annual informational packet regarding the upcoming special and annual meeting on December 7 at 7:00 p.m. at the Sugar Grove Fire Department.  Please carefully review the materials and be sure to send in your proxy ballot if you cannot make the meeting.  Your voice is important and the board is interested to hear what you have to say. 

Communications Committee Chair Needed

Linda Gaska, our current communications committee chair, will be resigning her position as of the end of this year.  We are grateful for the contributions Linda has made to the Black Walnut Trails Owners Association.  Linda’s two major initiatives during her tenure as chair are the establishment of the Welcome Wagon and the transition to the monthly E-Blast from the quarterly newsletter. 

A new chair is needed if this very important committee is to continue.  Please contact Craig Gaska at craiggaskabwthoa@gmail.com if you are interested or have any questions.

Trail Issue

It seems that too often one problem is solved but others are created.  This is the case for our east pond trail.  By raising the height of the trail, the slick moss problem that we used to have is solved.  But, by raising the height of the trail, water collects and pools between the trail and homes along Longview Court.  We are in the process of working with engineers to solve the problem without creating others.  The board is committed to solving the problem in as timely a manner as possible.

Architectural Modifications Approval Guidelines
According to our BWTOA Covenants, all exterior remodeling (decks, additions, modifications, roofing, etc.) and hardscape (patios, exterior structures, etc.) projects must be submitted to the Architectural Review & Modifications Committee for review and approval. Memorial Day – Monday, May 29th.  All routes will be delayed one day.
Independence Day – Tuesday, July 4th.  Tuesday-Friday routes will be delayed one day.
Labor Day – Monday, September 4th.  All routes will be delayed one day.
Thanksgiving – Thursday, November 23th.  Thursday and Friday routes will be delayed one day.
Christmas – Monday, December 25th.  All routes will be delayed one day.
New Year’s Day – Monday, January 1st.  All routes will be delayed one day.
